What does water damage restoration actually involve?

Six stages. A quote that skips any of them is not a restoration quote.

1. Assessment and metering

Before anything moves, the loss is measured. Moisture meters — pin and pinless — map how far the water has travelled, and readings are taken against unaffected material of the same type in the same building to establish a baseline. Thermal imaging narrows where to meter; it shows temperature difference, not moisture, so it is a targeting tool rather than a measurement.

The output is a scope: which rooms, which materials, what comes out and what stays.

2. Water extraction

Bulk water first — submersible pumps for anything deep enough to pump. Then truck-mount or portable extraction, then weighted extraction on carpet, which presses the carpet and pad against the tool while drawing vacuum. Slow passes pull far more water than fast ones.

Every gallon extracted is a gallon the dehumidifiers do not have to pull out of the air over the following days.

3. Removal of unsalvageable material

Porous material that cannot be dried in place comes out. Carpet pad, batt insulation, particleboard cabinetry, and drywall where the water reached it — typically a flood cut above the waterline so the cavity can dry.

Framing lumber is almost always saveable. Concrete, tile and masonry are cleaned rather than removed.

4. Structural drying

Air movers break the boundary layer of saturated air sitting against wet surfaces so evaporation can continue. Dehumidifiers remove the moisture the air movers put into the air. Which type depends on conditions — desiccant units reach lower humidity and keep working in cold spaces where refrigerant machines struggle.

Readings are taken daily and equipment is moved as areas reach target. Equipment that was in the right place on day one is often in the wrong place by day three.

5. Cleaning and treatment

HEPA vacuuming, damp wiping, and antimicrobial application where the water category or the elapsed time warrants it. Antimicrobial is the last step, not the first — treating a surface that still has growth on it accomplishes nothing.

6. Verification, then reconstruction

The structure is dried to a documented dry standard and the readings recorded. Only then does rebuilding begin — drywall, texture, paint, flooring, trim.

How quickly does this need to start?

Hours, not days — and two separate clocks explain why.

Migration. Water keeps moving. It wicks up drywall, runs along the underside of subfloor, travels inside stud bays and gets under floor coverings that will not release it. A loss that presents as one room on Saturday morning is frequently three by Sunday night.

Microbial growth. Roughly 24 to 48 hours on wet porous material — drywall paper, carpet pad, insulation, the cardboard backing on most cabinetry. Once growth is established, the job acquires a remediation component with containment, and the scope steps up.

There is also a category effect. Clean water that sits degrades to grey water, and grey water that sits degrades to black. Delay does not just make the job bigger. It can change what kind of job it is.

This is also why most policies place a duty on you to prevent further damage rather than waiting for an adjuster. Mitigation can begin before your claim number exists.

Why is water damage different in Colorado Springs?

Four conditions stack here in a way they do not elsewhere, and they change both the diagnosis and the drying.

Most basement water is not a plumbing problem

El Paso County sits on expansive bentonite clay, which swells as it takes on water and presses against foundations. The Colorado Geological Survey treats expansive soil as a named statewide hazard.

After a heavy irrigation cycle or a monsoon storm, that pressure pushes water through the cove joint — the seam where the basement floor slab meets the foundation wall. Water appears along the perimeter of the floor and spreads inward.

If you have water at the edges of your basement floor and no leak anywhere upstream, that is usually what happened — and no plumber will find a source, because there is not one inside the house.

Freeze-thaw, sometimes twice in a day

The Front Range can cross 32°F several times inside 24 hours. Colorado Springs Utilities attributes elevated water main break rates directly to that cycle. It drives two separate failures — supply lines bursting inside the building envelope, and municipal mains breaking outside it. Burst risk climbs sharply below about 20°F with six or more hours of exposure, concentrating in unheated crawl spaces, garages, north-facing exterior walls and homes sitting empty with the heat set low.

The monsoon and two burn scars

Flash flooding is the most common natural hazard in Colorado Springs according to the City’s Office of Emergency Management. The North American monsoon concentrates the risk from roughly mid-July to mid-September.

The 2012 Waldo Canyon Fire burned 18,247 acres across four sub-watersheds — Fountain Creek, Camp Creek, Douglas Creek and Monument Creek. Burned soil sheds water rather than absorbing it, and flooding off that scar can begin within about 15 minutes of heavy rain starting. The 2013 Black Forest Fire scar behaves the same way.

Dry air, which cuts both ways

This is the one that matters most technically, and almost nobody explains it.

Low ambient humidity is genuinely an advantage when drying a structure — there is more capacity in the air to take moisture up, so with correct airflow a loss here can dry in fewer equipment days than the same loss in a humid climate.

It is also why water damage gets found late here. Dry air pulls moisture off exposed surfaces fast, so drywall faces, carpet and subfloor tops feel dry within a day or two while the assembly behind them is still holding water. No condensation. No musty smell, because the moisture is not reaching the room.

In this climate, how a wall feels is the least reliable indicator available. That is why we meter rather than touch — and at 6,035 feet, reduced air density also changes how dehumidifiers perform against their rated capacity, which makes equipment selection a technical decision rather than a formality.

How do you know when the building is actually dry?

By comparing meter readings on affected material against unaffected material of the same type in the same building. That comparison is the dry standard, and it is the only defensible definition of finished.

It matters because “dry” is not a fixed number. Dry for framing lumber is not dry for gypsum board, and dry for oak flooring in January is not dry for the same floor in July. A single reading in isolation tells you almost nothing. A reading of 14% means one thing on a subfloor and something else on a stud.

What this replaces: a technician putting a hand on the drywall and saying it feels dry. In a dry climate that is close to worthless — and it is why some jobs in this market get called finished while the assembly is still wet.

What does water damage restoration cost in Colorado Springs?

It depends on six things, and any company giving a firm number before seeing the loss is guessing: how much material is wet, what category the water was, how many days it sat, what the materials are, how hard they are to reach, and how much of the work is mitigation versus reconstruction.

Those last two matter most. Mitigation — extraction, removal, drying — is billed largely by equipment and by day. Reconstruction — putting it back — is billed like any construction job. They are frequently quoted and invoiced separately, and a great deal of invoice confusion comes from not knowing that.

Will my insurance cover it?

Usually yes if the damage was sudden and accidental, usually no if it was gradual, and never if it was flooding from outdoors.

That distinction decides most water damage claims. Water damage and freezing is the second most common home insurance claim category in the US and carries the highest denial rate of any category — with the stated reason almost always being that the damage was judged gradual rather than sudden.

Two things specific to Colorado are worth knowing before you file: flood is excluded from standard homeowners policies, which matters below two burn scars; and your wind and hail deductible is probably separate and larger, often a percentage of your dwelling limit.

How long does the whole process take?

A rough shape, though scope changes it considerably.

  • Extraction: a few hours for most residential losses
  • Structural drying: typically three to five days, longer for dense materials — plaster over lath, tile over a mud bed, hardwood — and longer again in unheated crawl spaces
  • Verification: readings confirmed at baseline before reconstruction begins
  • Reconstruction: depends entirely on scope, materials and availability

You can usually stay in the house. Containment keeps unaffected areas usable. If the loss is Category 3, or it took out the only bathroom or kitchen, we will tell you honestly that staying elsewhere is easier rather than letting you find out on night two.

The equipment is loud. That is the honest trade — a few noisy days against a much longer, more expensive job.

Do you handle the rebuild, or just the drying?

Both, and we will tell you clearly which phase any quote covers.

Some companies mitigate only and hand you off. Others sell the rebuild hard before the structure is dry. Neither is what you want.

The sequence that matters: dry to a documented standard, verify, then rebuild. New flooring over a subfloor that still meters wet will cup, delaminate or grow — and the second job costs more than the first.

If you would rather use your own builder for the reconstruction, that is fine and we will hand over the readings and the scope so they are building on something verified.

How do I know a restoration company is any good?

Colorado makes this harder than it should be, so here is what to actually check — on us or on anyone else.

  • IICRC certification, and which one. WRT for water restoration, ASD for structural drying, AMRT for microbial remediation. Ask for the technician’s certification, not a logo on a website.
  • Whether they will give you daily moisture readings. This is the single best test of whether a company is drying properly or running fans. A contractor who cannot produce a moisture log is not measuring anything.
  • Licensing and insurance. Contractor licensing for permitted work runs through the Pikes Peak Regional Building Department, which covers all of El Paso County. Ask for the certificate of insurance directly.
  • Their workmanship warranty, in writing, and for how long.
  • Whether they will meet your adjuster. Most scope disagreements resolve in one conversation between two people using the same vocabulary.
  • Local track record. After a hail event this market fills with out-of-area contractors who will not be reachable in two years when something needs revisiting.
  • Whether they will tell you when you do not need them.

Worth knowing for mold work: Colorado has no state licensing or registration for mold remediators, and CDPHE does not regulate mold. There is no state credential to check, which makes IICRC certification and documented process more important here, not less.

When do you not need a restoration company?

Sometimes you do not, and we would rather say so than send a truck.

If all of these are true, you can very likely handle it yourself:

  • Under roughly 10 square feet
  • Clean water — a supply line, not a drain line, not from outdoors
  • Caught within about 24 hours
  • On a hard surface, or on carpet you are willing to lift
  • Nothing near the electrical panel or the furnace

Pull the carpet back, get the pad out, run a fan across the area at a low angle rather than pointed straight down, put a dehumidifier in the room with the door closed, and check it in 48 hours.

Call if it still feels damp after two days, a musty smell develops, it reached drywall or insulation, it went under a cabinet run, or it was anything other than clean water.
