The Westside holds the oldest houses in Colorado Springs, and old houses fail in ways newer ones do not. Crawl spaces instead of basements, galvanised supply lines a century past their design life, clay sewer laterals full of tree roots, and Camp Creek running down the middle of it carrying burn-scar runoff.
Water damage
The age of the housing, and it is not a small difference.
Old Colorado City was founded in 1859 — before Colorado Springs existed — and much of the surrounding Westside was built out between the 1890s and the 1930s. Parts of 80904 carry a median build year around 1909. That is a century and a bit of accumulated plumbing, four or five generations of remodelling, and building assemblies that were never designed for the things now inside them.
Four consequences you do not get in the rest of the metro:
Crawl spaces, not basements. Much of the older Westside sits over a crawl space or a partial cellar rather than a full basement. That changes everything about how a loss presents and how it gets found.
Galvanised steel supply lines. Still in service in a meaningful share of these houses. Galvanised corrodes from the inside, narrowing until pressure drops — and when it finally fails it usually fails at a threaded joint, inside a wall or under a floor.
Clay sewer laterals in a mature-tree neighbourhood. The Westside’s street trees are as old as the houses. Roots find the joints in vitrified clay pipe, get in, and grow. The lateral does not break — it slowly closes, and then one heavy use or one storm surcharge pushes sewage back up through the lowest fixture.
Assemblies that resist drying. Plaster over wood lath, board sheathing, dimensional lumber, and often three or four layers of flooring stacked up over a century of remodels. All of it holds water longer than modern gypsum and plywood, and none of it can be dried on a modern timeline.

Colorado Springs
Old Colorado City (80904). The historic commercial core along West Colorado Avenue and the residential blocks around it. Mixed-use, some of it over a century old, with commercial ground floors above cellars.
Westside and Pleasant Valley (80904). Residential, hillside, narrow lots, alley access, and a lot of crawl-space construction. Pleasant Valley climbs toward the mesa and takes slope drainage.
Ivywild (80905). South of downtown, pre-war to mid-century, with ageing sewer infrastructure and Fountain Creek proximity.
Gold Hill Mesa (80905). The exception in every sense — new construction on a reclaimed mill site, sitting in a ZIP otherwise defined by old buildings.
Southwest downtown and the Midland area (80905). Mixed older residential, some industrial conversion, and Fountain Creek running along the eastern edge.
Landmarks that matter hydrologically rather than scenically: Camp Creek and the 31st Street corridor, Fountain Creek along the southern and eastern edge, Garden of the Gods and the Mesa above Pleasant Valley, and Bear Creek to the south.
Water damage
Because nobody goes in them, and in Colorado’s dry air the floor above one feels completely normal while the crawl space is soaked.
This is the single most under-diagnosed water problem on the Westside, and it is worth understanding properly.
Water gets into a crawl space from a supply leak above, from groundwater or slope drainage through the foundation wall, from a failed sewer lateral, or from a downspout discharging against the house. Once it is in, the crawl space becomes an evaporation chamber. Moisture rises through the floor system into the house continuously — the stack effect pulls it upward — and the first symptom is usually not water at all.
What it actually looks like from inside the house:
Why it stays hidden here specifically: dry ambient air pulls moisture off the top of the subfloor as fast as it arrives, so the finished floor above reads normal. There is no stain, no drip, no obvious damage. Meanwhile the joists, the sill, the subfloor underside and the insulation are wet — and batt insulation in a crawl space, once saturated, does not dry. It hangs, it holds water against the framing, and it grows.
By the time a Westside crawl space smells from inside the house, it has usually been wet for months.
What we do differently: we go in. Meter the framing and the subfloor from underneath, check the vapour barrier and whether there is one, look at where the water enters, and photograph all of it. You get the readings and the images — most homeowners here have never seen their own crawl space.
Colorado Springs
Old clay pipe, old trees, and a combination that produces the most unpleasant losses in this ZIP.
Vitrified clay sewer laterals were standard for decades and a lot of the Westside still has them. They are laid in short sections with joints, and joints leak slightly. In a neighbourhood with hundred-year-old street trees, roots find that moisture, enter the joint, and grow into a mass inside the pipe.
The failure pattern is gradual then sudden. Flow slows over years — a slow drain here, a gurgle there — and then one storm, one large laundry day, or one municipal surcharge pushes it past capacity and sewage comes back through the lowest fixture in the house. In a Westside home that is a basement floor drain, a cellar sink, or a first-floor shower.
Two things specific to this area make it worse:
Storm surcharge. During a monsoon storm, stormwater infiltrating the sanitary system raises pressure in the main. A lateral already half-blocked by roots has nowhere to put it.
Low fixtures in old houses. Cellars and partial basements here often have floor drains or laundry sinks set below the street main, with no backflow prevention because none was required when they were installed.
Sewage is Category 3 water. It carries pathogens, and the protocol is different: containment, protective equipment, removal rather than drying for porous materials, and HEPA filtration. Carpet, pad, and drywall the sewage reached do not get dried and saved. They come out. Anyone telling you otherwise is not working to standard.
Water damage
Yes — through Camp Creek, and it is the part of the burn-scar story that gets least attention.
Camp Creek is one of the four sub-watersheds burned in the 2012 Waldo Canyon Fire, which covered 18,247 acres. It drains out of the burn area, down through the Garden of the Gods area, and into the Westside along the 31st Street corridor before joining Fountain Creek.
Burned ground sheds water instead of absorbing it. Flooding off the scar can begin within about 15 minutes of heavy rain starting, and watershed recovery after a fire that severe runs up to 30 years. Which means the Camp Creek channel through a residential Westside neighbourhood is carrying post-fire flows fourteen years on.
The City has carried out substantial drainage work on the Camp Creek corridor since the fire. What that does: improves conveyance and reduces the frequency of channel overtopping. What it does not do: eliminate the risk, or protect a property from water arriving overland off the slope above it — which on the Westside and in Pleasant Valley is how most of it actually happens.
And the coverage point that catches people: standard homeowners policies exclude flood, meaning surface water arriving from outdoors. Burn-scar runoff and creek overtopping are exactly that. Flood coverage is separate, through the NFIP or a private carrier, with a 30-day waiting period before a new policy takes effect.

Colorado Springs
It is the one part of 80905 that behaves nothing like the rest of the Westside, and it is worth saying why plainly.
Gold Hill Mesa is a newer residential development built on the reclaimed site of the former Golden Cycle Mill, which processed Cripple Creek ore for much of the twentieth century. The site was remediated and redeveloped. That history is public record and it matters here for one narrow, practical reason: the ground under it is engineered fill over historic mill tailings, not the native expansive bentonite clay that governs foundation behaviour everywhere else in El Paso County.
For water damage work, that changes the diagnostic starting point. Elsewhere in the county, perimeter water on a basement floor with no upstream leak points straight at cove joint seepage driven by expansive clay. Here, that default assumption does not automatically apply, and we treat the source question as genuinely open rather than assuming the standard mechanism.
What we will not do is speculate about your foundation. Soil and structural questions are for a geotechnical or structural engineer, not a restoration contractor. Our job is to find where the water is, document it accurately, and dry the building — and to tell you plainly when a question is outside our scope rather than guessing at it.
The housing itself is modern: current supply plumbing, modern assemblies, full basements. It dries on a modern timeline, unlike almost everything else in this ZIP.
Water damage
Slower, and the difference is large enough that it changes the whole job.
Plaster over wood lath is the big one. It is thick, dense, and it holds far more water than gypsum board — and the lath behind it holds water too, in a cavity with no airflow. It also cannot be flood-cut the way drywall can without destroying a finish that is difficult and expensive to reproduce.
Board sheathing and dimensional lumber are thicker than modern equivalents and release moisture slowly.
Stacked flooring. A hundred-year-old house often has original hardwood, then a layer of linoleum, then plywood underlayment, then vinyl, then engineered wood. Water gets between the layers and cannot get out. It is one of the few situations where removal genuinely is faster and cheaper than drying.
Balloon framing in the oldest stock means stud cavities that run uninterrupted from the sill to the roof. Water entering at the top can travel two storeys down inside a wall and appear somewhere that makes no sense.
What this means for your job: more equipment days than a modern house with the same amount of water, more targeted work — drilling, cavity drying, careful removal — and more judgement about what can be saved. A contractor who quotes a Westside Victorian on the same timeline as a Briargate ranch has not understood the building.
Colorado Springs
Possibly, and it is worth checking early rather than after materials are ordered.
Old Colorado City and parts of the Westside contain locally designated historic districts and individually designated landmark properties, and the City of Colorado Springs administers historic preservation review for those. Where a property is designated, exterior work — windows, siding, roofing, visible structural changes — may require review before it proceeds.
What that means practically after a water loss:
Check your property’s status with the City before reconstruction planning. We are not preservation consultants and we will not tell you what your designation requires — but we will flag it, and we will document the pre-loss condition thoroughly, which is what any review will want to see.
Water damage
Crawl space water — the most under-diagnosed and usually the longest-running.
Sewer backup — clay laterals, roots, storm surcharge.
Galvanised supply failures — inside walls and under floors, often found late.
Frozen pipes — uninsulated crawl spaces and unheated additions are the two worst places in this ZIP, and burst risk climbs sharply below about 20°F with six or more hours of exposure.
Camp Creek and slope runoff — monsoon season, mid-July to mid-September.
Roof and gutter failures — old roofs, old flashing, and complex Victorian rooflines with valleys that collect debris.
Commercial losses along West Colorado Avenue — mixed-use buildings where a residential unit above shares a structure with a retail or restaurant tenant below, and one loss becomes two claims.
Colorado Springs
Six things, ordered by what actually returns the most on an old Westside house.
Get the water away from the foundation first. Downspouts discharging within a foot of the wall are the single most common cause of recurring crawl space and cellar water in this ZIP, and extending them is the cheapest fix available. Grading that slopes back toward the house does the same thing more slowly.
Get a vapour barrier in the crawl space, properly. A sealed barrier across the ground, run up the foundation wall and fastened, stops soil moisture evaporating into the floor system. A lot of Westside crawl spaces have a torn sheet of plastic laid loose over dirt, which does very little. This is the highest-value improvement available on a crawl-space house here.
Scope the sewer lateral before it fails, not after. A camera inspection tells you whether roots are already in, and where. On a house with a clay lateral under a mature canopy, that is not a precaution — it is maintenance. Root treatment or a spot repair costs a fraction of a Category 3 cleanup.
Ask about a backwater valve if you have a floor drain or fixture set below the street main. It closes against reverse flow during a surcharge. Permitted work goes through the Pikes Peak Regional Building Department, and a licensed plumber can tell you whether your configuration suits one.
Replace galvanised in sections when walls are already open. Nobody re-pipes a whole Victorian at once. The efficient path is replacing runs opportunistically — during a bathroom remodel, during a repair, whenever a wall is open anyway.
Insulate the crawl space and any unheated addition before winter, and know where your main shutoff is before you need it at 2 a.m. In this housing stock it is often in the crawl space itself, sometimes through an exterior hatch — which is a genuinely bad thing to be discovering in the dark with water running.
Water damage
