Most storm-related water damage in Colorado Springs arrives late. Hail opens the roof in June and the water shows up during the monsoon in August — and by then the two events look unrelated to everyone except the adjuster deciding whether to pay.
Water damage
Four, and they behave completely differently.
Hail. The Front Range sits in one of the most hail-exposed corridors in the United States, and it drives so much loss that hail accounts for a substantial share of Colorado homeowners premium — enough that the Colorado Division of Insurance reported it running from roughly a quarter to over half of premium depending on the county, with Front Range counties near the upper end. Hail damage to a roof is often invisible from the ground and produces no water for weeks.
Wind. Chinook and downslope winds strip shingles, lift flashing, and open ridge vents. Wind damage is more visible than hail but the water arrives on the same delay.
Flash flooding. The most common natural hazard in Colorado Springs according to the City’s Office of Emergency Management, concentrated by the North American monsoon from roughly mid-July to mid-September.
Burn-scar runoff. A category of its own. The 2012 Waldo Canyon Fire burned 18,247 acres across four sub-watersheds — Fountain Creek, Camp Creek, Douglas Creek and Monument Creek — and the 2013 Black Forest Fire scar behaves the same way. Burned soil sheds water rather than absorbing it, and flooding off a scar can begin within about 15 minutes of heavy rain starting, on rainfall totals that would do nothing in an unburned watershed. Recovery of a burned watershed can take up to 30 years.

Colorado Springs
Because the storm makes the opening and a later rain delivers the water. That gap is the defining feature of storm damage in this market.

Why this matters for your claim: the cause of loss is the June hail event, not the August rain. Carriers frequently apply reporting deadlines from the date of the storm, and hail claims are usually subject to a separate — often larger — deductible. Establishing the correct date of loss is the difference between a covered claim and a denied one, and it is why the storm date, not the leak date, is the one that matters.

Colorado Springs
Yes — and it should happen before drying starts, because drying a building that is still taking water in is pointless.
Temporary protection covers roof tarping, boarding openings, and diverting active intrusion. It is emergency mitigation, and it is almost always covered separately from the permanent repair because most policies place a duty on you to prevent further damage after a loss.
A tarp is temporary. It buys weeks, not seasons — Front Range UV and wind degrade tarps quickly, and a tarp installed in July will not survive to October. Anyone telling you a tarp will hold until next spring is either not from here or not being straight with you.
Document before covering. Photograph the damage before the tarp goes on. Once it is covered, the adjuster cannot see what you are claiming, and “it was already tarped” is a genuinely difficult position to argue from.
Water damage
We handle the water side — extraction, structural drying, and the interior reconstruction. Roofing is a separate trade, and on a hail claim it is a specialised one.
What that means practically: the roof gets made watertight first, temporarily or permanently, and then the interior gets dried and rebuilt. Drying under an active leak wastes equipment days and your money.
We will coordinate with your roofer and hand over the moisture readings and scope so both trades are working from the same document. If you do not have one, we can tell you what to look for — which matters more here than most places, because after a hail event this market fills with out-of-area roofing contractors who will not be reachable in two years when the warranty question arrives.
Contractor licensing for permitted work runs through the Pikes Peak Regional Building Department, covering all of El Paso County. That is a real thing to check.
Colorado Springs
Three things about Colorado that decide most storm claims, and all three surprise people.
Colorado carriers widely apply a separate wind and hail deductible — historically a flat amount of $2,500 to $10,000, but most carriers have now moved to a percentage of your dwelling coverage, commonly 1% to 5%. It is applied along the I-25 corridor, which includes Colorado Springs.
The arithmetic people are not expecting: on a home insured for $400,000, a 2% wind/hail deductible is $8,000 — regardless of what your all-perils deductible says on the front page of the policy. The Colorado Division of Insurance has reported an average wind/hail deductible in the state of around $5,664 against an average dwelling coverage around $431,130.
Check your declarations page for a separate wind/hail figure before you file. It changes whether filing makes sense at all.
Standard homeowners policies exclude flood — surface water arriving from outside the building. That is what burn-scar runoff and monsoon flash flooding are.
Flood coverage is separate, through the NFIP or a private carrier, with limits of $250,000 for the building and $100,000 for contents, contents settled at actual cash value, and a 30-day waiting period before a new policy takes effect. Below a burn scar, “I will get flood insurance when it rains” is not a plan.
Basements are treated harshly under NFIP. There is no contents coverage below grade regardless of flood zone, and finished improvements receive very limited or zero payout. What is covered below grade is essentially the unfinished structure and specific equipment — foundations, stairs, unfinished drywall, non-flammable insulation, plus the furnace, water heater, sump pumps, washer, dryer and freezer.
Rain entering through an opening the storm created is generally a covered wind loss. Rain entering through a pre-existing defect generally is not. That distinction is where storm claims get argued, and it is settled with evidence — the storm date, the damage pattern, and documentation showing the roof was sound before.

Water damage
Storm exposure here is genuinely geographic, and it is not evenly spread.
Directly below the Waldo Canyon burn scar — Mountain Shadows, Rockrimmon and Peregrine (80919), and the Camp Creek drainage down through the Westside (80904). This is the highest post-fire runoff exposure in the metro. Walkout basements and window wells take water arriving from uphill, fast.
Black Forest and Falcon (80908) — the 2013 burn scar, plus rural drainage, wells and septic. Runoff arrives across property rather than through a storm system.
Fountain Creek and Monument Creek corridors — downtown and Shooks Run (80903), the Westside (80904, 80905), the southeast along Sand Creek (80910, 80916), and south through Security-Widefield and Fountain (80911, 80925). Channel flooding rather than sheet flow.
Hail — effectively the whole metro. There is no low-hail neighbourhood in Colorado Springs. Newer north-side and Powers-corridor tract housing (80920, 80921, 80922, 80923, 80924, 80938, 80939, 80951) has large roof areas and large finished basements, so the interior consequences run bigger.
Older central stock (80903, 80904, 80905, 80907) — pre-1940 roofs, original flashing details and crawl spaces. Less roof area, more places for water to enter and more difficult drying once it does.
Everywhere else in the metro — Broadmoor and Skyway (80902, 80906), east Colorado Springs (80909, 80915, 80917), Austin Bluffs (80918), the military-adjacent ZIPs (80913, 80914), and the far east (80926, 80927, 80928, 80929, 80930). Hail reaches all of it.
Colorado Springs
Three things change when the water came from a storm rather than a pipe.
The building has to be closed first. Drying under an active leak wastes equipment days. Tarping or a temporary roof comes before the air movers.
The water is rarely Category 1. Rain crossing a roof, an attic and insulation picks up contamination. Burn-scar runoff carries ash, sediment and whatever the watershed contributed — it is Category 3 in practice, and it needs the protocol to match. Flood water from outdoors is Category 3 by definition.
The wet material is usually the hardest kind to dry. Attic insulation, dense-packed cavities, plaster over lath in older central stock, and ceiling assemblies that hold water above a finished room. These release moisture slowly and need to be opened up rather than dried through.
And the local complication that makes storm losses get missed: dry Colorado air pulls moisture off exposed surfaces quickly, so a ceiling stain dries and pales while the insulation above it is still saturated. No drip, no smell, nothing visible — and growth starting in an attic nobody has been into. How a ceiling looks is close to worthless as evidence here. We meter it.
